AMAZING POTENTIAL to run an eco-tourism business, permaculture base or smallholding.
This is a complex of 4 houses all next to each other and now joined as one property (all held as assets by same Bulgarian company and the sale will be a transfer of company shares with all assets – so no issues with Brexit).
The main house comprises of a modern 3 bedroom bungalow, built new in 2007/2008. The main living area is open plan with a large fitted kitchen, dining area with new multi-fuel oven and burner, lounge area with multi-fuel cast iron stove. The master bedroom has exposed beams and ornate wood carving central piece, along with wood burning stove and en-suite shower room with electric boiler. There are two large additional bedrooms and a main bathroom with shower cubicle and separate bath. There is an electric boiler, also connected to a solar panel system. And then a utility room housing washing machine, freezers, tumble dryer (all to be left with property). There is a large wrap around terrace and on the kitchen side of the house a large conservatory with separate covered outside sitting area and on the lounge side an enclosed sitting area. The garden is around 1000sqm with a further 200sqm driveway/parking area and barns and car port. There is a vegetable area at one end with established strawberry beds, raspberries, goji berries, blackberries, asparagus beds, walking onions, chard and spinach to name some and a large dog pen at the other and an enclosed separate BBQ house/room. There are secure high walls all around. The property is on its own large septic tank that does not require emptying. There is a well that can be used to water the garden. There are mature grape vines covering a lovely walk way.
Next door to the main house on the west side is a large renovated traditional Bulgarian house. It sits in its own garden of around 800sqm with a BBQ house, outdoor toilet, chicken coop and small pen and covered wood storage area/car port. The ground floor is partly underground and so stays cool in summer and warm in winter. There is a fitted basic kitchen and dining area and then a good sized double (or twin) room with en-suite wet room to one side and a large lounge to the other with wood burner. External stairs lead to a further 2 large double bedrooms and a smaller bedroom (could still fit 2 beds in it) and a main shower room. The garden has fruit trees and is laid to grass with large areas of gravel. The property is on a septic tank. [For sale separately for offers around 37,000 Euros].
On the other side of the main house is a small traditional 3 room Bulgarian house with central hallway. It is solid and dry and currently used for storage but does not have internal water, although would be easy to pipe in. There are many barns and sheds and a large plot of around 1300sqm. There is a small orchard and then a small field, currently ploughed and used for vegetables. There is external water and a pump system for watering the garden. This is also where the swimming pool is sited (included in sale).
There is then another large plot of around 1500sqm which has a falling down house on it and the remains of lots of barns. We have mostly taken down the barns after they collapsed, leaving just the outer walls and there is a small shed. There are 3 newly constructed dog kennels and then raised bed areas and lots of space to build more or house animals.
Decent quick internet available.
Village has 2 or 3 small shops, couple of small bars and it is just a few kilometres to Yagoda mineral spa where there are two new hotels with thermal pools (indoor and outdoor) and more shops and restaurants. The municipality town of Maglizh is just a 5 minute drive away with a small supermarket, a daily fruit and veg market, other shops and restaurant, a small hospital and bank and ATM. There is a large DIY store in the next door village and a train station in the village on either side for easy access to Sofia, the coast and elsewhere.
Also included in any sale/exchange would be a 700sqm plot of land (regulated, within village boundaries so could get planning for building) just over the road and then an additional plot of 1480sqm around an hour away in a small very quiet village (regulated, within village boundaries so could get planning for building and has access to water and electric) and a 3 dka plot of agricultural land close to the city of Stara Zagora. This was originally bought many years ago to develop into a small housing complex but when the crash of 2008/2009 happened these plans were shelved. We did apply and get change of use and planning but this has all now lapsed and would need to be started again.
The complex/portfolio features the following:
2 renovated and furnished houses, totalling 7 bedrooms in total, able to accommodate over 14 people
Separate secure dog enclosure with 2 kennels
BBQ house with traditional lamb oven/pizza oven
External room with BBQ, ideal as a workshop, art room or even another guest room
Separate fenced off vegetable area with established asparagus beds, spinach, walking onions, chard, raspberries, blackberries, goji berries, herbs, strawberries……
Large covered car port for parking 2 vehicles at main house
Small work shop with 2nd floor for storage
Small orchard with apple trees, peach trees, apricot trees, cherry trees and fig trees (there are also quince, pear, hazelnut, walnut and other varieties around)
Mature, landscaped gardens at both renovated houses, easy maintenance.
Off road parking at all houses
3 separate dog kennels
Small covered barn with potential to make many more lean-to’s or barns where old barn used to stand
Solid 3 room older house, ideal for renovation into more guest accommodation
Further barns and covered areas
Ruin of a house, where another residential property could be built (planning would not be required if building on same foot print and not going any higher as technically than a ‘renovation’. )
Large permaculture area with raised beds, plenty of scope for development
Field currently ploughed
Planning permission for a new-build larger barn/work shop/garage
A small Kubota tractor and other equipment can be left by negotiation.
I would consider splitting the property so that there was just either the 4 bed renovated property with 800 sqm for offers around 37,000 Euros on its own, or the 3 bed bungalow with un-renovated house, falling down house and barns and all additional land plots for 135,000 Euros. Or possibly without the additional land plots and Bulgarian company.
But altogether the complex of 4 houses with additional land plots is being sold for offers around 150,000 Euros (£138,000).
Rent to buy is also an option, either of the whole portfolio or the main house with 2 un-renovated properties and land. I would be looking for around a 20 to 30% deposit and payment in monthly instalments over the next 2 to 3 years.
I would also consider an exchange for property in Spain or possibly north UK or Scotland.
