The ground floor is partly underground and so stays cool in summer and warm in winter. There is a fitted basic kitchen and dining area and then a good sized double (or twin) room with en-suite wet room to one side and a large lounge to the other with wood burner. External stairs lead to a further 2 large double bedrooms and a smaller bedroom (could still fit 2 beds in it) and a main shower room. The garden has fruit trees and is laid to grass with large areas of gravel. The property is on a septic tank.

Next to this property is a large renovated villa, currently split into two large one bed apartments, each with a shower room, living and dining area and a fitted basic kitchen. Downstairs has a sun room and upstairs a covered balcony area. The property could easily be made into one large property by making a doorway in the downstairs sun room through to the stairs to the second floor. There is a large 2 storey barn, recently re-roofed, a lean-to, large parking/drive way area and a large enclosed animal pen with little house for them. The barn has 2 rooms underneath, split into 3 pens. The garden is laid to grass with gravel areas and is just short of 1000sqm. The property is on a septic tank.

On the other side of the main house is a small traditional 3 room Bulgarian house with central hallway. It is solid and dry and currently used for storage but does not have internal water, although would be easy to pipe in. There are many barns and sheds and a large plot of around 1300sqm. There is a small orchard and then a small field, currently ploughed and used for vegetables. There is external water and a pump system for watering the garden.

There is then another large plot of around 1500sqm which has a falling down house on it and the remains of lots of barns. We have mostly taken down the barns after they collapsed, leaving just the outer walls and there is a small shed. There are 3 newly constructed dog kennels and then raised bed areas and lots of space to build more or house animals.

Decent quick internet available.

Village has 2 or 3 small shops, couple of small bars and it is just a few kilometres to Yagoda mineral spa where there are two new hotels with thermal pools (indoor and outdoor) and more shops and restaurants. The municipality town of Maglizh is just a 5 minute drive away with a small supermarket, a daily fruit and veg market, other shops and restaurant, a small hospital and bank and ATM. There is a large DIY store in the next door village and a train station in the village on either side for easy access to Sofia, the coast and elsewhere.

Also included in any sale/exchange would be a 700sqm plot of land (regulated, within village boundaries so could get planning for building) just over the road and then an additional plot of 1480sqm around an hour away in a small very quiet village (regulated, within village boundaries so could get planning for building and has access to water and electric) and a 3000 sqm plot of agricultural land close to the city of Stara Zagora. This was originally bought many years ago to develop into a small housing complex but when the crash of 2008/2009 happened these plans were shelved. We did apply and get change of use and planning but this has all now lapsed and would need to be started again.

I also own a house/commercial property in the nearby small municipality town of Maglizh. This was going to be a veterinary clinic for our dog charity but following a change of plans and personal circumstances this is no longer happening. The property is around 100sqm and comprises 4 rooms, central hall and large bathroom plus 3 room basement. It has been completely newly renovated and just needs some finishing works. It could either stay as a residential property or plans could be altered or continued to change it to a commercial enterprise (would be ideal for a salon, dog grooming, small cafe etc). It would also make an ideal rental property.

This is also owned by the company but currently for sale separately.  It is for sale by separate negotiation for offers around 30,000 Euros.

I would also consider selling the large renovated villa detailed above separately for offers around 40,000 Euros. Or the main house with the un-renovated house and the other plots without the two other renovated houses for around 120,000 Euros.

But altogether the complex of 5 houses with additional land plots is being sold for offers around 190,000 Euros (£170,000).

Rent to buy is also an option.
