Chateau estate and eco village development for sale – co-ownership
Prices from €40,000 co-ownership share to €980,000 full ownership.
Property Address: Chateau de Cautine, St Privat 19220, Correze, France
Plans and permissions are in place for an eco hamlet to be created, on this fully restored, 17th century chateau estate in rural France. Outline planning permission has been achieved to create a small eco-village around the chateau of approximately 15 houses for residential and/or holiday use. (see photos for site layout plan)
We plan full permaculture systems for the whole site to produce most of the food, water and energy needed.
The property lies in the heart of 12 hectares/30 acres of fields, parkland and forest in the midst of quiet, deep-green nature, surrounded by hills & mountains, forests & lakes in the eastern Dordogne, one of the most unspoilt regions of France.
Current facilities include…
• The chateau, renovated with full central heating, new plumbing and electrics (fully furnished and equipped for up to 20 guests)
• A restored 3-bedroom cottage
• A large swimming pool
• 2 wells
• 2 large barns and a piggery
• 30 acres/12.5 hectares of land comprising forests, fields and wetlands;
• Building land with outline permission to create a hamlet of houses with initial plans for 15.
• Site drawings, layout and studies are prepared and ready to submit for detailed planning
permission (relating to approval for the house designs and services/facilities on the site).
• Quotations for site works have been received.
• Pre-designed and costed off-grid eco houses plans ready.
The chateau was bought by the current owners in 2004 for €795,000 and over €300,000 has been invested in its refurbishment. It was run as a successful holiday and event rental with a turnover of €30-€40k per annum (2013 to 2015). The original development plans include the chateau ‘hub’
offering learning, retreats and activities for both visitors and residents; a cafe in the chateau; a multi-functional workshop space in one of the barns; the swimming pool (existing); as well as access to acres of forest and fields on the property.
Whole property sale price: €980,000
17 full shares @ €80,000 per share
8 half shares @ €40,000 per share
Additional contribution: €10,000 per full share and €5,000 per half share to cover site works for the village.
Each full share includes a house plot for a small eco home plus a share of the whole property – the chateau, land, barns and swimming pool and a separate, private garden plot for food growing. This will be your own space but can be combined with others’ gardens to make layouts based on permaculture, sharing and mutual cooperation.
Each half share includes space to create a studio apartment in a shared house plus a half share of the whole property – the chateau, land, barns and swimming pool and your own private garden plot for food growing.
€530,000 of the share sale income will be reinvested back into the property so no further costs will be incurred by shareholders.
You will be responsible for building your own eco house. The designs featured here have been designed by local architect and can be self-built or you can enlist the help of your own team or local builders.
Your own business
Buying a share at Eco Chateau will give you a plot to build your home, and a share of a ‘ready to launch’ business in the chateau.
The total number of full shares will be 21. The idea is that each shareholder will build their own house on their plot and will run their own business from the chateau site, which is already fully equipped for rentals (14+ guests). Each shareholder will be responsible for their own income.
Income possibilities :
• Chateau rentals & learning income
• Eco tourism, shop, cafe, catering & gardens
• Community Supported Agriculture food growing – this is growing in popularity and with approx. 6 hectares of land to use for food growing, this can bring in a substantial income – approximately €62,500 per hectare per annum.
