Starting out as a fort some time in the 1500’s, La Rupina was later turned into a farm house sitting on on pleasant mix of flat fields and sloping terraces along with woodland and a trout stream.
The house is laid out over three floors, the main part of the house has two large bedrooms, a bathroom and a kitchen. Upstairs there are four large rooms that are currently used as loft space, and in the lower floor there are two large workshop/storage rooms, giving a total of around 200 sqm
There is a rudimentary central heating system with an additional wood stove in the hallway, and a wood fired cooker in the kitchen, plus mains water and electricity.
In its current state the house is habitable, and has a habitation certificate, but it also has the potential to be remodeled into something much grander. Permissions have been granted for the interior to be changed, opening up the rooms upstairs and turning the house into a four bedroom, three bathroom home with large kitchen/dining room, living room and study. These permissions will be included in the sale price.
Around the house is the perfect mix of flat fields to the rear, currently being used for hay production, gentle slopping terraces which were probably used for wine production, and ample woodland for firewood, and finishing off at the bottom with a trout stream.
The house is located in the Garfagnana region of northern Tuscany, famous for its porcini mushrooms and many other types of edible fungi. We are surrounded by woodland as far as the eye can see, which supports a huge range of wild animals. Deer, wild boar, foxes and even the occasional wolf, along with porcupine and badgers.
Though surrounded by woodland we still have access to local amenities, there are two restaurants within walking distance and our local train station that can take you direct to Pisa Centrale is about ten minutes walk.
A short drive away is Castelnuovo di Garfagnana, with a main train station, along with plenty of local shops, restaurants, bars and supermarkets.
