Downstairs also has the WC and large lounge with wood burning stove and patio doors to south facing garden. There is an area as part of the lounge that we have used both for dining table and office.

Upstairs there is a very large master bedroom with fabulous views and traditional sash and case windows, built in wardrobes. It could easily contain and onsuite bathroom.

opposite is and equally large bedroom which leads via a jack and jill bathroom with shower to the studio currently let out through air B and B. This has its own beautiful entrance to the rear of the house.

Down the long hall with several linen cupboards it the main bathroom with traditional ceramic rolltop bath. The third bedroom sits further back and has its own direct access outside so potential further B and B opportunities.

Beyond is the old stable block which we have done up and used as a communal area with shower toilet and wash up facilities for shepherds huts. It has a large wood burning stove.

The property is accessed along a quiet private road. It is serviced by outstanding schools in lilliesleaf and Selkirk. It has the potential to be completely off grid through employing wind and solar power which it is perfectly positioned to do.
