Finca Marowa, is situated in the municipality of Salvatierra de Santiago, but is actually closer to the village of Valdefuentes, only 3 kms away. The 3.5 hectare finca, surrounded by dry stone walls, and having a ‘regato’ running through the middle (stream that flows in heavy rains), lies just to the north of the Sierra de Montanchez in the province of Cáceres, Extremadura.
The villa, built in 2008/9, is of modern design with open plan lounge, dining area and kitchen. With 3 good-sized en-suite bedrooms, office/4th bedroom, scullery, walk-in pantry, cloakroom, workshop and two large terraces the house occupies about 300 m². The finca is undulating and covered with holm oaks (encinas) on which we allow sheep to graze for much of the year. All this is complimented by a beautiful pool (10 x 3m), full-size petanque/boules pitch, 2 car ports, grass lawns and flower beds.
The construction method used was typical/standard for this region – ground floor slightly raised above ground level, reinforced concrete framework, suspended floors, double brick walls with insulation between, tile roof. No wood used in the construction at all, apart from additional small attic space included late in the build.
The property also has a tourist registration for “whole-house” holiday rentals. To manage renting out our property in the holiday season we currently move out to a caravan on the other side of the finca (out of sight of the house). We have established a very comfortable ‘glamping’ site for the purpose, with a double-layered shade-cloth pergola over, water and internet supplied from the house, independent solar electrical supply, 3m diameter pool, and a 4x2m insulated storage container. Owners have the option to continue using the property to earn rental income. Our caravan is not included in the sale, but most of the other associated items are – they will be removed if the new owner does not want these items on the property.
The property is totally “off-grid” with 9 PVs (photovoltaic panels) for electrical supply, 2 panels for domestic hot water, septic tank and borehole producing fresh potable water (certified). Use of two 1,000 litre water tanks and clever water control management allows us to automatically irrigate the garden through the hot summers. A generator provides emergency backup when required, and a propane gas-fired boiler supplements the solar panels on cloudy days, and for the central heating.

We designed the house to allow for potential B&B or whole-house rental business, having a large communal living area, separate guest bedroom wing and an upstairs master bedroom suite that can easily be converted into a self-contained apartment. All bedrooms are en-suite, with one bedroom fitted with aids for disabled guests. The master bedroom suite can also be accessed by an external staircase.
The open-plan living space features a double-height lounge area, wood-burning stove between lounge and dining area (with extra hot-air tube to the master bedroom), large, granite-topped kitchen island unit and 4 large French windows opening out on to the SE-facing terrace. The cooking hob and oven are both gas-fired.
Leading off the kitchen is a scullery with washing machine, dishwasher, walk-in pantry and all the hot water systems. A walk-in cupboard space under the stairs provides storage and includes a large 4 x deep-drawer Chubb fire-proof security safe.
All the windows are double-glazed, aluminium units, with pull-down screens (persianas). All the bedroom windows also incorporate mosquito screens. All the windows have external burglar bars fitted and the house is fitted with a monitored security alarm system.
The workshop, with workbench and storage racking, also houses the batteries and associated power regulator and inverter (all in good working condition).
The front (NW-facing) terrace is shaded by wisteria, climbing rose and honeysuckle with roses and oleander bushes to the sides. The large SE-facing terrace includes lounge and dining furniture and incorporates a cooling water-misting system. This terrace leads onto the BBQ terrace, which is actually a converted terracotta wine vat and incorporates an oven, suitable for making pizzas and bread. This area leads to the swimming pool (10 x 3 x 1.4 m) with adjoining large terrace, lawns and shower. There is also another shed housing pool equipment, bicycles, and lawn mower, etc.
We have a good WiFi internet service (~20Mb/s download and ~8Mb/s upload) which is fine for most things, including streaming live TV.
Although only 3 kms from Valdefuentes, the property is quite isolated, very peaceful, and very private. There is plenty of bird life with the azure-winged magpies, bee-eaters, hoopoes and kites in abundance.
The 2.5 kms access road (camino agrícola) is not tarred, but in excellent condition and suitable for all vehicle types.
All of the fittings and many of the furnishings are included in the sale. The only items of furniture not included are some older pieces. All the kitchen and scullery equipment is included, as is most of the linen, crockery, glassware, cutlery and kitchen utensils. If required, we will also include the website domain name.
