Friarshawmuir enjoys the most outstanding views across the Scottish Borders. Only 4 miles from Selkirk and 15 min drive to Tweedbank train line to Edinburgh (1 hour) It is rural yet accessible. Surrounded by 20 acres of grazing and woodland with established apple trees, it lends its self to self sufficiency. Withe recently built shepherds huts and studio accommodation Friarshawmuir has a proven income of £15,000 per year without active marketing. There is scope to do much more.
There are also stone stables, hayloft feed/ tack room, substantial field shelter, double dutch barn and further large barn with the property. There is a round pen for equestrians and smaller well fenced paddock currently used for goats. The grazing is split into two large areas with the front south facing field split into two smaller paddocks with direct access to stone stable area. There is also direct access onto farmland and estate riding from the field. There is also a lit, concrete floor large workshop with sliding doors.
The whole property is served by its own plentiful water supply and shared septic tank. The heating is currently fuelled by a mutifuel rayburn which also provides abundant hot water and cooking. In addition there is a large gas range (from cylinders) fantastic for summer use when not lighting the Rayburn. The rayburn/aga could easily be returned to oil as the oil tank is still in place.
There is a flower/fruit/herb garden to the front of the house (south facing) and a large vegetable patch enriched by pigs and chickens! We grow abundant figs against the wall of our workshop.
The house its self dates from 1850 and has been extended and modernised over time. The large traditional farmhouse kitchen with wooden floor, new benches, traditional butchers block and access to large utility room and pantry (marble self and north facing) complete with belfast sinks and appliances.
Downstairs also has the WC and large lounge with wood burning stove and patio doors to south facing garden. There is an area as part of the lounge that we have used both for dining table and office.
Upstairs there is a very large master bedroom with fabulous views and traditional sash and case windows, built in wardrobes. It could easily contain and onsuite bathroom.
opposite is and equally large bedroom which leads via a jack and jill bathroom with shower to the studio currently let out through air B and B. This has its own beautiful entrance to the rear of the house.
Down the long hall with several linen cupboards it the main bathroom with traditional ceramic rolltop bath. The third bedroom sits further back and has its own direct access outside so potential further B and B opportunities.
Beyond is the old stable block which we have done up and used as a communal area with shower toilet and wash up facilities for shepherds huts. It has a large wood burning stove.
The property is accessed along a quiet private road. It is serviced by outstanding schools in lilliesleaf and Selkirk. It has the potential to be completely off grid through employing wind and solar power which it is perfectly positioned to do.
